Morocco Housing Support Program 2026: A Real Opportunity to Buy Your First Home?
In January 2024, the Moroccan government changed how it supports the housing market. Instead of mainly helping real estate developers, the state now provides direct financial assistance to citizens buying their first home.
This program has helped thousands of Moroccan families move closer to home ownership despite rising property prices and financing challenges.
After more than two years, the program has shown strong results—but there are still important challenges buyers should understand.
What does the program offer?
Daam Sakane Program provides direct support based on property price:
100,000 MAD support
For homes priced at or below 300,000 MAD.
70,000 MAD support
For homes priced between 300,001 and 700,000 MAD.
This is not a loan and does not need to be repaid. The funds are transferred during the purchase process through the notary.
Who is eligible?
Applicants must:
Be Moroccan residents or members of the Moroccan diaspora
Not own any residential property at the time of application
Not have benefited from previous government housing programs
Property conditions
The property must be:
new
used as a primary residence
sold for the first time
priced below 700,000 MAD including taxes
Important rule after purchase
Buyers must generally keep the property as their main residence for around five years under current program rules.
Selling too early may create legal issues.
